One question about the skirting; does the frost heave the ground where you are? If so your trailer might be out of level next year, that 2x4 framing doesn't look like it will give too much.

That actually looks reasonably solid, and the frame held together for the move so that says something. Not bad looking on the outside, either. I'd say you stole it for $300. As for working around your stuff, been there, done that. It will motivate you to "git 'er done" is all I can say. Go...

Or, remove the window panes (sashes, whatever you call them), cut a sheet of OSB, plywood or whatever you can find laying around to fit the outside hole, fill with insulation, plastic over the inside and wait until you have money for a real window. At first glance yes, it does sound crazy to blow lotsa money on a 41 year old MH. However, it also sounds like you have location going for you, so renovating might make alot of sense. It's simple math to figure out, just look at comparable MHs that have been renovated in your area and what they sell...

The heat tape is good insurance, anyway. It doesn't come on unless the thermostat tells it to, so it may never come on... but in case it was needed, better to have it there I'd say, even if you think the insulation is good enough.

Well it does make sense that it may freeze underground in the pipe coming up but the current set up doesn't have any heat tape going down into there so it would be my guess that they didn't have any problems with that part freezing maybe? Others around here have more experience than I do, but here my thought: it freezes below ground level, so it's not just the pipe above the ground you have to worry about. Also look into Advantech for subfloor. It's built to withstand moisture. Never used it myself, just going by what others have said, looks like a good product.

You should have a shut off on the water heater inlet anyway, it's actually required by code here. Put it at an easily accessible point just before it reaches the water heater. If you have copper on the inlet pipe, I'd put it there as soldered valves will be more solid to turn on & off (stiff pip...

Thanks JD, good prices there for sure. Unfortunately I usually need plumbing supplies "that day"., but if I get into a situation where I can actually plan ahead, I'll give them a try for sure. I ended up just cutting off the copper pipe and soldering in new boiler valves, which are $5 each...
