The answer to that question depends entirely on what similar homes sell for in the area and how much you estimate repairs will cost.

More ventilation is only part of the solution. You must also stop the warm moist air from passing from inside your home into the attic space in winter. You also need to keep in mind that replacement parts are quite expensive and that this type of unit requires a minimum water pressure to operate or they shut off.

I would definitely recommend using an agent. Well worth the money especially considering your time constraints.
FSBO is usually a waste of time as most buyers use agents to find a home for them. The only buyers you are likely to attract yourself are those looking to buy below market.

Dollar for dollar it makes far more sense to sell and buy another one. $6000 spent improving the one you have now for resale or putting into the purchase of another one is money better spent on a home than paying someone to drive it down the road. You need to make a financial decision not an emotion...

Was there an existing vapour barrier above the cathedral ceiling?
Did you install a new vapour barrier below your new insulation?
