Start with the easy stuff first, aerator in the faucet. Then work your way up the water line until you find your obstruction.

I would look for comparable homes in your area, then price yours just an eyelash under the "comps". Clean, clean, and clean some more, to showcase that the home is move-in ready. Be negotiable if you have to be to make a quick sale.

The good news about using a certified company is that they will give you paperwork guaranteeing the home to be mold-free when they finish. Great selling feature when its "for sale" time.

Clean/scrape/degrease the door, then sand, prime, and paint. I would use an enamel paint as Greg suggests. Take your time, let the paint dry between coats.

You could try using a rust convertor on your surface rusted panels. Scrape off any loose paint and dirt and just brush/spray it on. Wait until the rusty areas turn black and you should be good. Give the rusty areas a second application to make sure you get everything taken care of. Should be easier ...

That is the best plan. Take it down and have a good look behind it. That way you can fix it right and be mold free.

With mold on it, cut it out and replace it. You can bleach it, but the mold will just come back since the materials used are porous. Wear a mask when working around anything moldy, you don't want health trouble!!

How is the bathroom fan vented?? Your fan could be blowing warm, moist air up above your bathroom which is causing your mold.

A big part of the job you're doing is the prep. I'd ask at your local paint store exactly what kind of paints/primers you will need. Painting the plastic skirting will be a little tougher than the siding, but it can be done.

Anywhere warm inside air meets colder outside air, you get moisture. Go with the vapor barrier underneath.
