Look at it a different way, it was FREE. Id L O V E a free home, even if it needed tons of work. Clean up, de-smellify, fix whats broken, decorate as you see fit. Free is good!! Make sure the home is water tight, caulk around windows and doors. Pull up the old carpeting and discard, might help with the smell. Then check the floorboards and see where you need to repair. As Greg posted, use plywood and NOT particle board. If you can, post pics and ask questions...

It could be done if you do most/all of the work yourself, and get good deals on materials. Shop around as necessary. Burned/scorched wiring could mean an overloaded circuit. The breaker should have tripped before too much damage was done. In addition to repairing the a/c unit, have that circuit checked out at the breaker box.

Theres a roofer on youtube (search for "baseballgrader") that puts the EPDM roofs on lots of homes. I believe he's in coastal North Carolina. He shows whats involved in roofing with the product, and answers questions via message. Give him a look.

StevieB's plumber did it the quick and easy way. Add a T on the cold side under the sink, and connect your frostproof fitting.

I noticed in your post that you plan to put in carpet in a bathroom. I would advise you to use vinyl tiles or sheet vinyl anywhere you might encounter water(kitchen, bathroom, laundry area)

1)Get the best underlayment you can afford. It allows the floor to expand/contract, plus keeps squeaks/weird noises down. 2)If you can, take a look at the flooring outside of the packaging. Some of the "cheapy" stuff doesn't click together too well. Take a look at store closeouts/leftovers...
