Coleman DGAT056BDD

I am looking at purchasing a approximately 30 year old mobile (900 sq ft) and have some concerns about the furnace. It is the Coleman model # DGAT056BDD (46000 BTUS out) approximately 12 years old.
The present owners installed the furnace new in 98 and have only used the home as a summer place and therefore have used the furnace very little.

My question is regarding whether this furnace is adequate to heat this place considering we have very cold winters her in Ontario. I know it depends on a lot of factors and a HVAC specialist should do a on site analysis to be positive, but I need a general answer ASAP to close this deal.

Generally speaking would this furnace be up to the challenge or not. Obviously I can not expect any guarantees but educated opinions without going into the complexities of the subject would be greatly appreciated.

Hi Greg,

Without a Manual J Load Calculation, I'd say 45000 - 55000, so that would be at lower end of that.

A lot would depend on insulation, doors, windows, walls, ceilings, floors, loss of heat, etc... .

Thanks for the feedback. I will be doing a complete reno on the place, tightening up all air leaks, insulating the skirting etc, etc so I think I should be OK. Based on feedback from other owners in the park with similar sized homes and furnaces it appears to be in the right ball park although time will tell.
Worst case I may have to replace it in a couple of years if I do not find the place comfortable enough or it's over worked.
